Estimates and pricing

Concealed damage, access limitations, permit requirements, or additional failed components discovered during the work may change the final price. We will seek your approval before performing work beyond the approved scope. Any cost ranges shown on this website are planning benchmarks only and do not constitute a binding quote — your written estimate is the controlling document.

Scheduling, emergencies, and cancellations

For emergencies we answer around the clock and provide the next available dispatch window and any after-hours rate during your first call; a stated window is an estimate, not a guaranteed arrival time, and can be affected by hazards, crew availability, and access. If you need to reschedule or cancel a planned appointment, please give us as much notice as possible so we can serve other customers.

Payment terms

Unless your written scope states otherwise, payment is due upon completion of the work. Any deposits, milestones, or financing terms will be stated in that scope. You are responsible for the approved charges, including any additional work you authorize in writing.

Permits and code compliance

Michigan plumbing work generally requires a permit before it starts. Where a permit is required, we pull it as the licensed contractor, perform the work to applicable code, and arrange the inspection. You agree to provide reasonable access to the work area so we can complete and, where required, have the work inspected.

Warranties

Workmanship and parts may carry warranties as described in your written scope or by the manufacturer. Warranty terms, including any exclusions, are provided with your invoice. Warranties do not cover damage from misuse, neglect, alterations by others, or conditions outside the scope of the work we performed.
